Adding Smart Home Technology

Adding Smart Home technology as an amenity to a multi-tenant building is now achievable. You can have a “sidewalk to sofa” integration for every resident using a smartphone app for control.The new generation of renters puts a premium on these kinds of amenities. Many large developers including Greystar, Mill Creek, and Prometheus have begun installing these solutions and have found that the units can support an increase in rent for the added features.

Basic Set-up For YourTenants

With a basic set-up the tenant can use the smartphone app to gain “Access” to the building:

  • Unlock the building front door, unlock their floor in the elevator, and open the door to their apartment –via smartphone app or a single key fob.

A More Advanced Implementation

With a more advanced implementation, “Advanced Smart Home” automation is part of every unit’s capabilities. Features each residence can self-control:

  • Automate the thermostat settings, including more refined scheduling and even Geofencing, so the system adjusts the temperature to the desired setting before you arrive home.
  • Turn on your lights to the desired brightness. Set-up various “scenes” for their unit to control both temperature and lighting as they desire.
  • Residence can even add an “Alexa” for voice control of their devices.
  • Add water leak sensors to the unit for notification of any leaks. Avoid costly repairs and insurance claims for the property.
  • Control the thermostat settings when the unit is empty, to limit unnecessary utility expenses.

The primary devices (light switches, thermostats and locks) run on a few different types of wireless networking protocols (ZigBee, Z-Wave, and Wi-Fi are the best examples) which must be set-up to run throughout the building.
